New Connectors

15.02 not only brings enhanced configuration options and a more productive and efficient user experience, but also the following new third party integration:

RealEC Connector

The RealEC connector enables institutions to quickly and easily request and receive real estate valuation services and associated documents directly from the RealEC Exchange platform. With this connector, institutions are provided with the ability to define specific logic based on product and other loan application attributes, so that they may order and process real estate services such as Appraisals, Automated Valuations, Flood Certifications, Title Searches, and Mortgage Insurance during the application process.

A baseline integration has been established between the Lifecycle Management Suite's Loan Origination module and the RealEC Settlement Services platform. This integration is based upon a single client roll-out for specific providers of Appraisal, AVM, Flood, Title, and Mortgage Insurance services. With this integration, institutions are required to contract directly with RealEC and provide a list of services and providers with whom they are planning to work. These requirements allow RealEC and Temenos to assess the implementation timeline and Statement of Work cost for an institution, as well as enable RealEC and Temenos to define the effort required to properly implement, test, and support the integration.

RealEC in the Workplace

The following is an example of how an institution can use the RealEC connector in the Lifecycle Management Suite during the Loan Origination process:

Requesting Real Estate Service Orders through RealEC

Marty and Jennifer are interested in remodeling their kitchen and have decided to take out a Home Equity loan. They enter Temenos Financial where they are greeted by Emmett who is a loan officer at the branch.

Emmett begins the application process by collecting their demographic information. Since Marty and Jennifer are current account holders, a majority of their information pre-populates in the application. Once all of their applicant data is updated, Emmett enters the loan terms for the application and adds a Real Estate Collateral to begin collecting the collateral information for their home.

He completes the property information for the collateral, such as property address, County FIPS, and State FIPS, and adds any additional housing expenses and/or lien information. Once all of the collateral information is entered, Emmett navigates to the Collateral Real Estate Orders panel to order an Appraisal using the RealEC connector.

In the Collateral Real Estate Orders panel, Emmett clicks  and selects the Appraisal Order type. In the Collateral Real Estate Orders screen, he enters information for the service order, such as product type and due date, and selects a provider from the institution's Address Book to perform the appraisal.

After all of the appraisal information is complete, Emmett saves the service order to add it to the application. Since the system administrator at Temenos Financial configured an event/action pair to automatically send service orders to RealEC, Emmett does not need to click  within the panel since the order is sent as soon as it is added to the application.

Once the order is submitted, a notification appears in the workspace to inform Emmett that the order was submitted successfully. In the Collateral Real Estate Orders panel, he confirms that the RealEC Order Status is set to Pending, the Order Date updates to the Current Date, and the Transaction Id populates for the real estate order.

Emmett then continues through the Origination stage of the workflow and submits the loan to Underwriting Review since the application must wait for the appraisal to complete before it can be approved. Emmett thanks Marty and Jennifer for their visit and explains that he will be in contact with them once the appraisal of their home is complete.

Functionality added to the Lifecycle Management Suite

A Black Forest Financial folder has been added to the Connectors section of System Management to provide access to the RealEC connector page. From this page, institutions are able to enter the parameters required to connect to the RealEC Exchange platform and activate the RealEC connector.

Upon activation of the RealEC connector, the following functionality is available to support the ability to use the connector in the Lifecycle Management Suite:

Functional Item Description
Collateral Real Estate Orders Panel and Screen Type A Collateral Real Estate Orders panel and screen type have been added to System Management > Origination > Screens. The Collateral Real Estate Orders panel can be configured to appear in a Collateral type screen to allow real estate orders to be easily added to an application and submitted directly to RealEC. The Collateral Real Estate Orders screen type allows administrators to configure the Edit screen that appears for each order type selected within the Collateral Real Estate Orders panel, such as Appraisal or Title Search.
Events and Actions The following actions have been added to System Management > Origination > Event Processing to automatically send real estate order requests, comments, and status updates to RealEC during the specified event:
  • Send Comments to RealEC
  • Send RealEC Order Request
  • Send Status Update to RealEC
Additionally, the following events have been added to automatically execute rules that set host values when one of the above actions fires in an application:
  • RealEC Send Comments Request Started
  • RealEC Send Real Estate Order Request Started
  • RealEC Send Status Update Request Started
Collateral Real Estate Order Rule Entity and Action Templates A new Entity and three new action templates have been added to System Management > Origination > Rules Management to support the ability to author rules for use with the RealEC connector. Rules can be written under the new Collateral.RealEstateOrders Entity to set host values with the Set Collateral Real Estate Orders Host Value template, provide custom data to IMM for use in forms with the Set Collateral Real Estate Orders Document Processing Field template, and/or automate the process of adding a real estate order directly to a loan with the Add a Collateral Real Estate Order Record to a Loan template.
Comment History Object Type The Comment History screen now includes a column titled Object Type which enables the ability to quickly identify the comments associated with a real estate order. A Type drop-down has also been added to the top of the screen to filter the comments that appear by Object Type.
Credential for RealEC A credential for REALEC has been added to the Credentials tab in System Management > Users and System Management > Groups > Security Groups to provide individual users and/or security groups with access to the RealEC Exchange platform.
Events and Actions The following actions have been added to System Management > Origination > Event Processing to automatically send real estate order requests, comments, and status updates to RealEC during the specified event:
  • Send Comments to RealEC
  • Send RealEC Order Request
  • Send Status Update to RealEC

The following lookup fields have been added to System Management > Origination > Field Configurations:

  • PROGRAM_STATUS_CODE
  • REAL_ESTATE_LIEN_TYPE
  • REAL_ESTATE_PRODUCT_TYPE
  • REALEC_ORDER_STATUS

Real Estate Orders Fields A collection for Real Estate Orders has been added at the Collateral level to System Management > Origination > Editability. This collection includes several new Real Estate Order fields which are available for addition to screens, rules, views, and reports.

Silanis Connector

The Silanis connector enables institutions to quickly and easily obtain applicant signatures at any stage of the application process. The Silanis connector can be used in conjunction with the IMM connector to provide institutions with the ability to generate IMM documents directly within the Lifecycle Management Suite and seamlessly transmit them to Silanis for distribution and e-signature.

Silanis in the Workplace

The following  is an examples of how an institution can use the Silanis connector during the Loan Origination processes:

Silanis eSignature in Loan Origination

Bobby and Whitney Smith enter Bell Financial to obtain an $80,000 Home Equity Line of Credit so they can put an addition onto their home. Jane, the assistant manager, greets them and takes them to her office. The Smiths complete the paper application and Jane begins to process the Home Equity Line of Credit application within the Lifecycle Management Suite. Once complete, Jane submits the application to underwriting review. She informs the Smiths that they can expect to receive an answer within seven days.

The following week, Jane contacts Whitney to inform her that their application was approved and to schedule a time to close the loan. Whitney informs Jane that due to her and her husband’s work schedules, they are not able to come in to sign the documents together until the following Saturday. Jane happily informs Whitney that it is not necessary for them to come in to sign the documents, since signatures are collected electronically with Silanis. After hearing this, Whitney requests to sign the documents electronically via email. Jane creates a Silanis document package and immediately sends the Smiths their documents.

Once both electronic signatures are received and the package has a status of Completed in the Silanis Package screen, Jane disburses the loan.

Functionality added to the Lifecycle Management Suite

A Silanis folder has been added to the Connectors section of System Management to configure and activate the Silanis connector. This page provides the ability to not only activate the connector, but also enter the parameters required to connect to the Silanis interface; map custom values to the Payment Amount, Payment Frequency, and Term fields calculated in an application; and, if applicable, enable the DMZ service to automatically receive Silanis status and notification updates.

Upon activation of the Silanis connector, the following functionality is available to support the ability to use the connector in the Lifecycle Management Suite:

Functional Item Description
Silanis Package Screen A system screen that is available to add to a Workflow Model and then assign to an Application Type. When configured to appear in an application, this screen provides access to the Silanis interface and enables the ability to create new document packages directly from the screen.
Document Package fields Seven new Document Package fields that are available in the Field List for rules, reports, views and exports to capture and display information for the document packages sent to Silanis. Additionally, the following system-defined lookup fields have been added to Field Configurations:
  • SILANIS_DOC_PACKAGE_STATUS
  • SILANIS_DOCUMENT_TEMPLATE
  • SILANIS_SECURITY_TYPE
  • SILANIS_SIGNING_ROLE
ESignature Action A new ESignature Action field for Expiration Date that is available in Rules Management to provide administrators with the ability to set a default expiration date for all Silanis Packages in an ESignature Default Values rule. When the rule executes, the Expiration Date defined in the rule pre-populates for all packages within the Silanis Package Screen.
Silanis Host Values

The Silanis Security Type host value is available to include in an ESignature Default Values rule to automatically set the value of the Security type for a package recipient. The following host values are also available to automatically send values for Questions and Answers when the Security Type for a recipient is set to Q A:

  • FIRST_QUESTION - allows institutions to define the text for the first question that is sent to Silanis.
  • SECOND_QUESTION – allows institutions to define the text for the second question that is sent to Silanis.
  • FIRST_ANSWER – allows institutions to define the Applicant level field that is used as a response to the first question sent to Silanis.
  • SECOND_ANSWER - allows institutions to define the Applicant level field that is used as a response to the second question sent to Silanis.
Silanis Option for Remote Signature Provider An option for SILANIS that appears within the Remote Signature Provider parameter in the Underwriting tab of the Solution.Origination page to allow administrators to set Silanis as the remote signature provider for their institution.
Create Silanis Document Package Action A new action titled Create Silanis Document Package that is available in Event Processing to enable the ability to automatically create and send document packages to Silanis during the defined event.
